More Space, More Momentum: Hill Incorporated’s Eagan Relocation
Hill Incorporated is expanding and relocating its headquarters from Burnsville to a larger, newly renovated space in Eagan, Minnesota, with tenant representation support from Carlson Partners advisors Ben Copeland and Tim Olsen.
Previously occupying approximately 5,500-square-feet of office space in Burnsville, Hill Incorporated began evaluating its options approximately 18 months before its existing lease expiration. Working with Carlson Partners, the company took a strategic approach to determining how its next location could better support its long-term business objectives.
The process began with a programming session involving an architect to evaluate Hill Incorporated’s operational requirements and determine the appropriate amount of space for its next headquarters. Through this process, Carlson Partners advisors identified that additional space would be necessary to accommodate the company’s growth and future needs.
Copeland and Olsen then led Hill Incorporated through market research, property tours and site selection, ultimately identifying a 7,920-square-foot flex/office property at Waters Business Center III, 2945 Lone Oak Drive in Eagan2945 Lone Oak Drive in Eagan that aligned with the company’s requirements.
On behalf of Hill Incorporated, Carlson Partners negotiated significant economic concessions, including three months of free rent and $375,000 in tenant improvement allowances to support the office build-out.
Following completion of the build-out, the space will be transformed into a Class A office environment designed to improve efficiency, collaboration and the overall workplace experience for Hill Incorporated’s team.
The new lease is scheduled to commence February 1, 2027, with Hill Incorporated planning to be fully operational in its new Eagan headquarters at that time.
